Ermones: This is a village located in the central part of the Island about 16km away from the center of the town. It is a traditional village built up with picturesque corfiot houses and it is surrounded by hills and flat land. The nearest beach is 1km away and the land for sale is situated on the road to the Golf course. The size of the land is 843m˛. IMPORTANT LAND PURCHASE ISSUES
 
  1. If the land m2 are close to the minimum required (for example the land is 2100 m2 and 2000 m2 is required) it is advisable to have a second and independent land survey carried out.
  2. Check the m2 that are legally permitted to be built on the land.
  3. Always make sure (through your lawyer) that the land is not registered as “forest” in which case building is not permitted.
  4. Check the road access to the land. This could be the subject of dispute with a neighbour and/or expensive to construct.
  5. Check the distance to access water and electricity as this too may be expensive to bring on site.
